Consultation and Bid (For occupied home)

We will walk your home with you and/or your realtor and proceed through our extensive checklist of items to help you understand what items need to be removed, repaired, replaced, cleaned, etc. (This is one of our more cost effective options for Home Staging) The process takes 1-2 hours depending on the size of your home. This is a verbal walk through only.  We will provide on the spot advice to help you prepare your home to sell. We highly recommend that the homeowner be present for this part of the walk through due to the amount of information we will be providing. After the walk through, we will provide a bid to complete the staging list for you or you are free to act on our advice on your own.

Consultation Fee: $150 (homes 2,000 sq ft or less), $200 (homes 2,001-4,000 sq ft), $300 (homes 4,001 sq ft or more)

If you choose to hire us to complete the Staging of your home, the Consultation Fee will be deducted from the final cost of the project.

 

Consultation with Report (For occupied home)

This Consultation is similar to the "Consultation and Bid" above except we add a written Evaluation Report to the service.  This report will consist of a detailed list of all of our recommendations to complete the staging of your home. This is a wonderful option for Clients and Realtors that do not have a photographic memory or time to walk behind me taking notes. Selling and Staging your home is a stressful time and it would be really hard to remember every item that needs to be updated. We love this option as it is only slightly more expensive for the client and it is the most efficient of the options thus far.

Consultation Fee: $200 (homes 2,000 sq ft or less), $275 (homes 2,001-4,000 sq ft), $400 (homes 4,001 sq ft or more)

If you choose to hire us to complete the Staging of your home, the Consultation Fee will be deducted from the final cost of the project.

 

Staging an Occupied Home

We have walked your home with you, taken a ton of "Before" photos and notes of items that need to be updated in your home.  Now it is time to implement those changes. Several of the items on the list the homeowner/realtor will need to take care of before we begin the next step. Staging is the last step before your home is officially listed to sell. We want your potential buyers to have the best first impression of your home, no matter what room they are looking at in the photos or in person. Our team will spend 1-2 days in your home rearranging your furniture and accessories and where needed we will supplement the areas with additional accessories and furnishings from our inventory. All items will be rented on a per item and monthly basis.

Staging Fee: $.50 per sq ft + rental fees

 

Staging a Vacant Home

So, you have moved out of your home and would like to have it staged from scratch? No problem.  We begin with a walk through of the home and will make recommendations as to the rooms we feel are most important to stage. We will provide all of the items needed from our extensive inventory of furniture and home decor. We want your home to be memorable, the one they talk about after a long day of house hoping. 

Staging Fee: $1.00 per sq ft + rental fees

 

Interior Re-Design

After we have walked your home, completed our Evaluation Report and you have walked through the steps from the report, we can come back to your home and "Re-Design" the space with only your existing possessions. Sometimes all a room may need is a little culling down of items and rearranging to give it a fresh and inviting look. This can potentially be the more cost effective of the staging options.

Hourly Fee: $125 per hour + mover fee. Will be quoted on a "Per Job" basis
